Mortgage Lending Security
A Market Valuation report is not prepared on a full survey but is similar to that which would be prepared for a mortgage lender. It provides you with an opinion of Market Value of an asset (property, land etc) as of the valuation date.
Right-to-Buy
If you are in the process of buying your council owned property then you will require a valuation, often paid for by the council, so that you may know the value of the property you are purchasing. This report will provide an opinion of Market Value as of the date you applied to purchase the property.
Help-to-Buy
Associated with the Help-to-Buy scheme, this valuation is required when the homeowner sells, re-mortgages or wishes to repay the loan. This opinion of Market
Value is provided as of the date of valuation in order to provide a figure for the 20% government loan element.
Capital Gains Tax (CGT)
A CGT report provides you with the opinion of retrospective value of an asset (property, land etc) when the asset was first purchased. This is then compared to its current opinion of Market Value to arrive at the capital gain.
Valuations of properties with sitting tenants or subject to life interests
These valuations take into account the effect a sitting tenant has on the value of the property under the terms and conditions of the current lease.
A ‘life interest’ describes the situation where a tenant has the right to rent the property for the remainder of their life, with the property reverting to the landlord on the death of the tenant. This arrangement can occur for a number of reasons and value is dependent on the terms agreed at the creation of the tenancy as well as current factors.
Shared Ownership (staircasing)
Often required when a tenant wants to purchase a greater share of their property (aka staircasing), an opinion of Market Value is required so that the cost of buying more of the property can be established.
Valuations for Rental Purposes
A Market Rental report is not prepared on a full survey but is similar to that which would be prepared for a mortgage lender. It provides you with an opinion of Market Rent of an asset (property, land etc) as of the valuation date.
Right-to-Acquire
If you are in the process of buying your Housing Association owned property, you will require a valuation, often paid for by the Housing Association, so that you may know the value of the property you are purchasing. This report will provide an opinion of Market Value as of the date you applied to purchase the property.
Divorce Settlement Purposes (Matrimonial)
In the process of divorce, it is often necessary to know the value of jointly owned assets so that they can be incorporated into a divorce agreement. This valuation will provide you with an opinion of value of an asset (property, land etc) as of the relevant date.
Charity Act Valuations
This valuation provides you with an opinion of Market Value of an asset in its entirety or as a share of the whole (property, land etc) as of the date of valuation. This type of valuation may be subject to certain conditions depending on the party disposing of or acquiring the asset e.g. a Charity.
Inheritance Tax (Probate)
Required by law, this report provides you with an opinion of value of an asset (property, land etc) as of the date of death. These valuations are undertaken in accordance with the Inheritance Tax Act 1984.
